A 42 hectare land development project is currently underway on Sand Pits Road in West Dardanup that will produce 18 large residential lots.

WML undertook a geotechnical investigation, which included borehole drilling using a solid augur drill rig and installation of groundwater monitoring wells. Recommendations for ground site preparation, along with assessment of site classification and identification of potential geotechnical issues were provided to the client, to support future residential development. Ground investigation for the proposed road was also completed, with soft, problematic ground conditions identified. These conditions were assessed, and several ground improvement options were recommended, to balance timing, cost and quality.

The recommendations included:

  • Removal and replacement of problematic material, with suitable granular fill. Local sources including the site of the subdivision were identified as potential suitable fill.
  • Bridging problematic materials through installation of geogrid/combigrid and basecourse materials to strengthen ground and spread loading.
  • Ground improved through additional drainage design to reduce material saturation and increase material condition through further compaction efforts. 

Following the geotechnical assessment, a Site and Soil Evaluation was completed utilising findings from desktop resources, site visits, and assessing groundwater levels, environmental properties of ground materials and landform of the site. A report on the capability of the land to support future residential development was produced in accordance with relevant policies, guidelines, and standards to support ongoing approvals process. Due to the site falling within a sewerage sensitive area, strict environmental controls are placed on any development, and therefore required careful consideration and recommendations to minimise potential impacts. These included raising the subject area through site sourced fill materials, installation of secondary treatment systems and strategic placement of land application areas to avoid impacting flood-prone areas.

Continually back and forth between WML and the client have allowed concerns and issues to be promptly addressed and further recommendations presented.
